1. Are your buildings kits or prefabricated?

No, our buildings are custom designed and built on your lot.


2. Do your prices include the building foundation?

All storage buildings are priced with the standard wooden floor system, including up to 18" of leveling. All garages are priced with the 3000 PSI monolithic slab, but due to varying site conditions, leveling of the area is an additional expense. We will be glad to schedule a site survey to estimate additional grade work expenses. 


3. Can I change the foundation type, like put a storage building on a slab?

Yes. We want you to have a building you can use as you see fit. If you want a slab for your storage building, or a masonry foundation and wooden floor for your building, we can make those changes.


4. Who pulls the permit? Are the fees included in the price of the building?

We pull the building permit. As a state-licensed contractor, we bear the responsibility of acquiring the building permit. We do not charge a fee for pulling the permit; however, due to the varying cost of building permits from county to county, we do not include the permits cost in the price of our buildings and it will be billed separately.


5. Can you make changes in your lot models?

Absolutely, anything can be changed from door and window type and placement, to size and roof pitch. Nothing is off limits when it comes to customization, and we specialize in matching up to your home!


6. Why don't you include grade work in the initial quote?

We don't include grade work in our lot model prices or our buildings before a site survey because the conditions are unknown at that time and everyone's site is unique. Buildings priced after a site visit will include a comprehensive estimate of additional grade work expense.


7. Can you match the siding/brick/shingles/roof pitch/architectural details on my home?

In most situations, yes. Unfortunately, companies that make these products do discontinue the products from time to time, and in those situations, we may not be able to get an exact match, but instead, find a substitute that is satisfactory.


8. How long does it take to build?

Construction times vary based on the weather conditions, permitting timelines and inspections by your county.


9. Do you build primary dwellings or homes?

No, we specialize in building accessory structures to a home that is already a permanent dwelling.


10. Do you offer in house financing?

No, we don't; however, we suggest reaching out to Lyon Financial online or your local bank or credit union. Lyon Financial's website to apply for a loan is www.LyonFinancial.net. This company specializes in funding for outdoor improvement loans and many of our client's have utilized their services.


11. Do I have to pay everything up front?

No, you do not.  With storage buildings we require a 50% deposit to have your project placed on our construction schedule, and the last 50% is due upon completion. With garages we require a 10% deposit to have your project placed on the construction schedule, a 40% draw due at foundation installation, a 40% draw during the framing process and the last 10% at completion.
